New industrial complex planned near Joint Base Andrews

New industrial park coming to Prince George’s County

Matan Cos. has acquired, or is in line to acquire, 13 acres just south of Joint Base Andrews that will become the Frederick company’s latest industrial park.

The assemblage sits at the corner of Woodyard Road and Louie Pepper Drive in Clinton. Of the total, Matan paid $2.4 million for 10.5 acres located at 8201 Woodyard, according to the seller’s representative, Mychael Cohn of CPG Realty. It is unclear whether the remaining 3 acres has sold or remains under contract.

On the site, Matan said it will build two industrial buildings totaling as much as 200,000 square feet. The Woodyard Industrial Park will begin construction in spring 2022 with completion expected in the second quarter of 2023.

Matan said it is marketing the property to a wide spectrum of industrial users, with each building to be designed with 32-foot-clear ceiling heights and potential for a mezzanine build-out. Matan is managing leasing internally.

“By-right industrial sites in Prince George’s County are tough to come by and we are thrilled to add Woodyard to our portfolio and look forward to breaking ground early next year,” Jamie Minkler, director of acquisitions for the Matan, said in a statement.
