Matan Buys Site Near Joint Base Andrews for New Industrial Park

Woodyard Industrial Park Slated to Break Ground in Spring 2022 in Clinton, Maryland

Matan Cos. has lined up its next development in the Washington, D.C., area, this time securing land near Joint Base Andrews in Prince George’s County, Maryland, for a new industrial park.

The firm bought 13 acres along Woodyard Road in Clinton for the future site of the Woodyard Industrial Park, a proposed development to consist of two buildings totaling about 200,000 square feet. Construction is scheduled to begin next spring and wrap up in spring 2023.

Matan has millions of square feet of development underway or in the pipeline in the Washinton area, with a focus on industrial and medical office — two sectors that have seen a spike in demand amid the coronavirus pandemic. The Frederick-based company is currently in the process of building out 2 million square feet of biomanufacturing-ready space in Maryland’s Interstate 270 corridor, and is also developing industrial space in Northern Virginia, including plans to develop a 462,000-square-foot, four-building park near the FBI headquarters in Prince William County’s Interstate 66 corridor.

Matan’s proposed park in Clinton, located about 20 miles southeast of Washington near Route 301 and the Beltway, is set to include one 90,0000-square-foot building with 18,000 square feet of future mezzanine potential, and a 75,000-square-foot building with 15,000 square feet of future mezzanine potential. Features at both buildings are slated to include 32-foot ceiling heights, tilt-up concrete construction, 50-foot by 52-foot column spacing, a 60-foot speed bay and a 190-foot truck court. Plans also include more than 200 parking spaces, including six electric vehicle charging stations and 10 trailer drops.

“Our program allows for full building or multi-tenant layouts, and our above-market parking ratios will appeal to a wide spectrum of industrial users,” Jamie Minkler, director of acquisitions for Matan, said in a statement.

Matan Cos. will handle leasing for the project in-house.
